We are looking to take option agreements on new build developments which will meet the following criteria:

  • Off-Plan

  • 6 to 18 months before completion

  • Apartment blocks 12 to 48 units

 

  • • Sales / Marketing Agreement with owner/developer

    • Must be Off-market and not with Agent

    • Require Site Location Plan

    • Drawings of the proposed scheme (New build or conversion)

    • Unit Layouts / Unit Sizes

    • CGIs and Images of the project (Internals and External) - If available

    • Specifications (List of Inclusions - See below standard inclusions list)

    • Schedule of Works

    • Proposed Completion Dates

    • Payment Structure

    • Freehold or Leasehold Opportunity (Ground Rent Cost)

    • 20% - 25% Market Discount

    • 8% MINIMUM RENTAL YIELD ( BASED UPON MARKET VALUE)

    • EXCLUSIVE MARKETING TO BOND IPS LIMITED

    • 5% OPTION DEPOSIT (NON REFUNDABLE) TO SECURE EACH UNIT

    • STAGE PAYMENTS - To Be Agreed

    • ACTING SOLICITOR DETAILS

  • • Heating ( make model/storage heating)

    • Car Parking space (Availability)

  • • All plots will be deposited and committed to purchasing before completion. 

    • Contracts are required to be assignable.

    • Specification needed is to be at a high level and pre-agreed.

    • We will look at all developments in good locations offering good amenities.

Stamp Duties on 25% of land and property purchases are overpaid, with up to 80% available to be saved or reclaimed
